What is DSCR?

DSCR stands for Debt Service Coverage Ratio. A DSCR loan is underwritten based on the income from the property being financed. It is often called a “no income check” loan because you don’t need to verify any income from personal employment to qualify.

DSCR = Gross Rent / PITI

PITIA = Principal, Interest, Tax, Insurance, and Association dues

Requirements for DSCR Loans: Rental Properties

  • Minimum 660 FICO credit score
  • Minimum 1.00 DSCR
  • 80% maximum LTV (20% down payment requirement on DSCR loans)
  • No short sales, deeds in lieu of foreclosure, foreclosures, bankruptcy discharges or dismissals within the past 36 months 

Minimum DSCR, borrower liquidity, maximum LTV, and other terms depend on each borrower’s investment experience and other factors. Your terms may vary.
